Mortgage Lending

PFG is one of the West Coast’s most trusted and reliable private lenders for special situation, real estate-backed loans. Since our founding in 1986, we have participated in financing over $250 million in a variety of real estate projects.

We welcome the chance to help borrowers who face difficult and complex situations, and we support them with financing solutions that conventional and bureaucratic sources can rarely offer. While creditworthiness is always a consideration, loan-to-value and the character of the borrower are much more important to us. Typically, we can lend up to 65% loan-to-value on improved properties and we consider lending up to 50% on unimproved properties.

PFG’s lending limits usually range from $500,000 to $6,000,000 for a term of up to 5 years with interest rates typically between 9.75% and 13%, depending on factors including lien position and the type/condition of the property securing the loan. Our preferred loan amount is between $1,500,000 and $3,000,000. Our primary territories are California, Oregon, Washington, and Nevada, and we will also lend in Hawaii and Texas.
